Our Over Fascia Vents allow a constant flow of air into the roof void between the underlay and fascia board. The 10mm vent is suitable for conventional cold roofs, and the 25mm vent is suitable for warm roofs. The over facia vent units are manufactured from polypropylene with a 4mm grill to reduce insect ingress and allow a continuous airflow at the eave level. You generally use a 10mm over-fascia vent for standard cold-roof ventilation at the eaves, and a 25mm over-fascia vent when the roof design requires a higher airflow, typically warm roofs, larger spans, or when regulations call for increased low-level ventilation. The choice is driven by the UK Building Regulations and BS 5250 requirements for controlling condensation.
